Cost Segregation, as you may know, creates significant tax benefits by accelerating depreciation on a commercial building. Most building owners will see around 6-10% of the building cost and/or renovation costs coming back to them through a reduction in taxes, and many are not even aware of it. For example, a $1 million building cost will usually create $60-$80K in extra cash flow through this tax reduction. We always do a free analysis so that the building owner can review the numbers with their partners and CPAs.
